B6 Office Tower
Location: Vancouver, British Columbia
The new 32-storey 1090 West Pender Office Tower, located at the intersection of West Pender and Thurlow Ave, was designed to help mitigate the shortage of office space that Vancouver’s business market is currently facing.
This new structure includes six levels of below-grade parking, a three-level retail podium, an office tower and several tenant amenity spaces including three outdoor terraces, with a large rooftop terrace that overlooks the entire downtown core.
Starting with the demolition of the existing office tower and adjoining parkade, this project consists of bulk excavation and shoring to facilitate the parkade structure, and the construction of a concrete framed office tower utilizing post-tensioned reinforcement. The façade is finished with a triple-glazed 4-SSG curtain wall system, with small elements of composite cladding. Mechanically, the building will utilize a 4-pipe fan-coil system.
Designed to LEED Gold standards, the building is also incorporating Passive House elements, including vertical glass fins to reduce sun exposure, triple glazed glass and a green roof.
Graham worked with BentallGreenOak during the pre-construction phase providing full pre-construction services including constructability advice. Graham is responsible for the core and shell construction only.
